The new conforming loan limits have gone up to $240,000. That means that many of you  

who were previously in a Jumbo loan could possibly refi into a conforming loan and get a lower rate. Take a look at your current loan balance and see if this new "gift" can be used to your individual advantage. If you were going to purchase a new home, this could help you qualify for more of a home now, in the form of a higher purchase price.

  
OR  

You could do a combination First and Second. A $240,000 on the first and put an equity second on for the balance. Get the lower rate, and get rid of the PMI that might be on there now, if you have any.  

We are receiving little presents every year that we many times don't even realize are there for us to use or enjoy. Either no one has told us about it, or we just weren't paying attention. That seems to happen in our daily lives more than any of us care to admit.  

In modern times our lives are so busy that we don't really take time to notice what's around us, i.e. : That beautiful Camellia bush that is putting out gorgeous, yet surprisingly simple flowers on it. The sound of clean, refreshing rain falling on the roof tops and replenishing the soil. The much needed fellowship of a loving parent or Grandparent that would love to have just an hour or two of our time, if they are still alive. A child who is looking to us for time, love, and assurance that we really are there for them, and that we love them. All these truly are "gifts" to be thankful for.  

There are many around us who can't get outside, due to a stroke or other physical malady, and they can't see the Camellia's or smell the roses. Maybe you could go to their homes or a convalescent hospital and take that person for an outing. Give a call to that parent or Grandparent and invite them over for dinner, making it something special, and tell them how you love them and how much you have appreciated all they have done for you. Take your child out to a show or bundle up for an evening of miniature golf and hot chocolate, just to talk and communicate your love for them. LAUGH! We all need laughter in our lives and we need to help bring it into others lives. BE A GIFT YOURSELF to others.
